Should Anthony Sharp be successful in finding suitable accommodation for you, please read the following notes, which outline the next steps:
If you would like to make an offer to rent a property, we will contact the landlord and put forward the offer. If the offer is accepted, you will be required to provide a Holding Deposit. The holding deposit will subsequently be offset from the initial rent required prior to commencement of the tenancy.
This Holding Deposit is non-refundable and will be forfeited and lost in the event you later decide to withdraw your offer to rent the property or not proceed in any way. The holding deposit will be returned to you in the event that the landlord declines your application to rent the property. Should the references be returned as unacceptable and provided the information given was correct, the holding deposit will be returned in full.
The Holding Deposit will not constitute a contract of agreement to rent the property.
BEFORE YOU MOVE IN:
Set up fee (tenant’s share) £420 (inc VAT) per tenancy per property
DURING YOUR TENANCY:
Amendment Fee £150 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy
ENDING YOUR TENANCY:
Check out Inventory Fee (tenant’s share) £100 - £350 (inc VAT) depending on number of bedrooms
Inventory Clerk attending the property to undertake an updated Schedule of Condition based on the original inventory.
Professional Cleaning (if required) £150 - £500 (inc VAT) depending on number of bedrooms, which need to be paid directly by the tenant. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

The Tenancy Agreement which sets out the terms and conditions of the letting and the obligations of both the landlord and you (the tenant), will be prepared by Anthony Sharp. In certain cases, the landlord prefers his own solicitors to draw up the Agreement.
A proof of identification (either a valid passport or driving license) has to be provided shortly after the offer is accepted by the landlord.
We will obtain a credit reference report through an independent credit referencing company.
A refundable deposit of six weeks rent is payable before the commencement of the tenancy.
Example of how rent is calculated, if paid monthly:
Monthly: i.e. £250.00 x 52 = £1,083.33 per calendar month
Rent is payable by standing order to your landlord.
An inventory check will be carried out at the beginning and end of the tenancy and is usually performed by a professional independent inventory clerk. The check-in cost is borne by the landlord and the check-out by you.
The charge is usually in the region of £120 - £500 depending on number of bedrooms and property size.
The utility bills for gas, electricity and telephone, and in some cases water rates, are payable by you. Deposits will be required by some suppliers if you have not previously held accounts.
You should insure your own personal effects as the Landlord does not have an obligation to do so. The Landlord will insure his furniture, fixtures and fittings within the property.
