A fresh face to Anthony Sharp, Anna has recently joined the lettings team. She has many years’ experience in residential lettings and is continuing to deliver her exceptional standard of customer service.

Letting a property can be a time consuming, stressful and aggravating experience. At Anthony Sharp, we aim to minimise this stress. We take the time to listen to you, understand your letting needs and efficiently find the right tenant for your property. Our open, non-aggressive and transparent style of doing business means that our customers trust us and recommend us to others. As part of our service to you, you will receive:

-An honest and realistic estimate of your property rental value in the current market
-Regular updates without you having to chase us for them
-Constructive feedback from viewers of your property
-A complete professional and personal service at all stages of the letting, including liaison with your other advisors, such as potential tenants’ referees
-Guidance on tenancy contracts, inventories, Schedules of Condition and the
-Deposit  Protection Service.
-Local knowledge and expertise
-Anthony Sharp has built a rich understanding of the local areas and communities that we serve. Local knowledge matters to prospective tenants of your property. Whether it be location of schools, open spaces, rail and road networks or shops, we always use our expert and rich local knowledge to match your property to prospective tenants’ needs.

Maximising your returns

At Anthony Sharp we offer exceptionally competitive letting fees.

Fees to Landlords

Tenant find: 8.4% of the rent (7% + VAT) Sole Agency

INCLUDES:


• Collect and remit initial months’ rent received
• Agree collection of any shortfall and payment method
• Provide tenant with method of payment
• Deduct any pre-tenancy invoices
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Tenant find: 10.8% of the rent (9% + VAT) Multiple Agency

INCLUDES:

• Collect and remit initial months’ rent received
• Agree collection of any shortfall and payment method
• Provide tenant with method of payment
• Deduct any pre-tenancy invoices
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Management Service: Add. 8.4% of the rent (7% + VAT)

INCLUDES:

• Collect and remit the monthly rent received
• Pursue non-payment of rent and provide advice on rent arrears actions
• Deduct commission and other works
• Advise all relevant utility providers of changes
• Undertake two inspection visits per annum and notify landlord of the outcome
• Arrange routine repairs and instruct approved contractors (providing two quotes)
• Hold keys throughout the tenancy term
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

ADDITIONAL NON-OPTIONAL FEES AND CHARGES

(IRRESPECTIVE OF LEVEL OF SERVICE):


Tenancy Agreement Fee (Landlords Share): £240 (inc VAT) for setting up the tenancy agreement and circulate for signatures.

Inventory Fee (landlords share) £120 - £500 dependent on the number of bedrooms and/or size of the property and outbuildings

Arrangement Fee for works over £500: 12% of net cost
• Arranging access and assessing costs with contractor;
• Ensuring work has been carried out in accordance with the specification of works
• Retaining any warranty or guarantee as a result of any works
Renewal Fee (landlords share) £120 (inc VAT) contract negotiation, amending and updating terms
